Short-Term Rental Calculator

Your nightly rate, your occupancy, your expenses — the honest STR math. This page never guesses what an address could earn; it totals what your numbers actually produce.

Your inputs only — this page never estimates what an address could earn. Long Beach STRs require city registration (LBMC Ch. 5.77); TOT is charged to the guest and remitted to the city, and platforms like Airbnb collect it on their bookings. Verify current rules at longbeach.gov.

USER-INPUT MATH ONLY — NO REVENUE ESTIMATES. Nothing here predicts what any property will earn; occupancy by address is paid-data territory and this page does not fake it. LONG BEACH: short-term rentals require city registration under LBMC Chapter 5.77 (primary-residence and non-primary tracks; non-primary registrations are capped citywide, and un-hosted primary-residence rentals are limited per registration period). Guests are charged Transient Occupancy Tax on top of rent — platforms like Airbnb collect and remit it, but the obligation is the operator’s. Verify the current rules and rates at longbeach.gov before relying on any of this. Education only.

How the math works

Booked nights per month = (365 ÷ 12) × your occupancy. Stays = booked nights ÷ your average stay. Gross rent = ADR × booked nights. Cleaning fees collected and cleaning costs paid both scale with stays, not nights. The platform fee applies to the guest subtotal (rent + cleaning fee) at your fee % — 15.5% is the host-only fee structure many platforms now default to; the split-fee structure is lower for the host, so the input matters. Net = rent + cleaning collected − platform fee − cleaning costs − management % − monthly expenses. RevPAR = ADR × occupancy. Break-even occupancy solves the same equation at net = 0.

The TOT line is shown as a pass-through only: it is charged to the guest on top of rent and remitted to the city — it is never host revenue and never deducted here.

A worked example

At a $225 nightly rate and 55% occupancy: 16.73 booked nights a month, 5.58 stays at 3 nights each. Gross rent $3,764, plus $474 of cleaning fees, minus a 15.5% platform fee of $657 and $613 of cleaning costs and $425 of monthly expenses — net $2,543/mo, RevPAR $123.75, and break-even at just 7.9% occupancy on these cost lines. The sensitivity lives in occupancy and the platform fee; both are inputs because both are yours to verify.

Questions from the field

How much can I make on Airbnb in Long Beach? This page will not tell you — deliberately. Address-level revenue needs live comparable data, and a contractor’s site guessing at it would be inventing the number your purchase decision rests on. Bring an ADR and occupancy you can defend, and it will do exact math on them.

What is RevPAR? Revenue per available night: ADR × occupancy. It is the one number that lets two properties with different rates and occupancies be compared honestly — $123.75 here on a $225 rate at 55%.

Do I need a permit for a Long Beach STR? Yes — registration under LBMC Chapter 5.77 before you host, with primary-residence and non-primary tracks and a citywide cap on non-primary registrations. Guests also pay Transient Occupancy Tax, which Airbnb collects and remits on its bookings. Confirm the current rules at longbeach.gov; ordinances in this space change.

Why is the platform fee on the cleaning fee too? Because that is how the platforms charge it — the fee applies to the booking subtotal. It is the quiet reason a $85 cleaning fee does not net $85.
