Long Beach Property Tax Calculator

The Prop 13 projection: the tax on your purchase price, growing at the cap, with the extra lines that make a real Long Beach bill bigger than 1%.

An estimator, not tax advice and not your bill. The actual inflation factor is the lesser of CPI or 2%, direct assessments are parcel-specific, and change of ownership or new construction reassesses — the LA County Assessor and your own tax bill are the sources of record.

ESTIMATE, NOT A TAX BILL OR TAX ADVICE. Modeled on the LA County Assessor’s published Prop 13 basis: a general levy of 1% of assessed value, assessed value increases capped at the lesser of CPI or 2% per year (this page uses the 2% maximum), plus voter-approved levies and parcel-specific direct assessments, less exemptions. Your actual bill depends on your tax rate area, assessments, exemptions, and any supplemental bills.

How the math works

Assessed value in year N = purchase price × (1 + growth)^(years − 1), with growth capped at 2% under Proposition 13 — the actual annual factor is the lesser of the California CPI or 2%, set by the State Board of Equalization; this page uses the 2% cap as the planning case. Base tax = 1% of assessed value (the constitutional general levy). Real bills then add voter-approved bond and district levies (a combined percentage) and direct assessments (a flat dollar figure that is parcel-specific — sewer, lighting, districts). Reassessment happens at change of ownership and for new construction; a Prop 8 decline-in-value and the $7,000 homeowner’s exemption are the common reducers.

A worked example

An $850,000 Long Beach purchase in year 5: assessed value $938,469 at the 2% cap. Base tax $9,385 (1%), added levies at 0.20% contribute $1,877, and $1,200 of direct assessments bring the year-5 bill to $12,462 — $1,038 a month. The gap between “1% of value” and the real bill is exactly those last two lines.

Questions from the field

What is the property tax rate in Long Beach? The base is 1% of assessed value under Prop 13; the effective total rate in most Long Beach tax rate areas lands around 1.15–1.30% once voter-approved levies are in, plus flat direct assessments. This page models the pieces instead of pretending there is one rate.

How fast can my assessed value go up? At most 2% per year (the lesser of CPI or 2%), no matter what the market does — that is the core of Prop 13, and why long-held homes carry far lower assessed values than recent sales.

Why is my first bill different? A purchase triggers reassessment to the sale price plus supplemental bills for the difference from the prior assessment. The first year rarely matches the steady state this page projects.

What is the homeowner’s exemption? A $7,000 reduction in assessed value for an owner-occupied primary residence — worth about $70 a year at the 1% levy. Small, free, and widely unclaimed; enter it in the exemption field.
