Home Equity & LTV Calculator

How much of the house is yours, and how much borrowing room a target LTV leaves — from a value you supply, because your value should come from you.

The value is your number — this page deliberately never estimates your home's value. Headroom to an LTV line is arithmetic, not a loan offer.

How the math works

Equity = value − total balances. LTV = total balances ÷ value. Headroom to a target LTV = (target × value) − balances. That is the whole engine. Note what is NOT here: no address lookup, no automated valuation. An AVM number would dress up a guess as a fact, and lenders underwrite to an appraisal or their own valuation anyway.

A worked example

A $600,000 value (owner-supplied) with a $350,000 first mortgage and a $25,000 equity line: $375,000 of debt, $225,000 of equity (37.5%), and a 62.5% LTV. To an 80% target LTV the house could carry $480,000 of total debt — $105,000 of headroom. Headroom is arithmetic, not an offer: whether a lender advances it is their underwriting.

Questions from the field

How do I know my home’s value for this? Use your best honest figure — a recent appraisal, a closed-comp review, or your agent’s CMA. The math is exact; the input is judgment, and the page says so.

What LTV do lenders like to see? 80% is the classic line: above it, mortgage insurance and pricing penalties commonly appear on first mortgages; equity products have their own combined-LTV caps. Targets are inputs here because programs differ.

Is equity the same as cash I can spend? Equity becomes cash only through a sale or a new loan, both with costs. This page measures the position, not the liquidity.
